1. Set a Realistic Budget

Before you look at a single listing, work out exactly how much you can afford. Add up your monthly income, existing loans and regular expenses, then decide on a comfortable EMI. Remember that the price is only part of the cost: stamp duty, registration, interiors and moving expenses add up, so keep a buffer.

2. Choose the Right Location

Location decides both your daily comfort and the future value of your investment. Check the distance to work, schools, hospitals and public transport. Visit at different times of day to understand traffic and noise, and look at upcoming roads, metro lines and business hubs.

3. Verify Legal Documents and RERA Registration

Ask for the title deed, approved building plan and occupancy documents. For under-construction projects, confirm the project is registered with MahaRERA and review the promised completion date. Have a qualified property lawyer examine every document before you pay a booking amount.

4. Research the Builder’s Reputation

A beautiful brochure does not guarantee a good project. Check how many projects the developer has delivered on time, visit a completed project and speak to current residents about maintenance and after-sales service.

5. Plan Your Home Loan Early

Getting pre-approved makes buying faster and smoother. Compare interest rates, processing fees and tenure across several banks, clear pending dues to protect your credit score and keep your salary slips and bank statements ready.

6. Inspect the Property and Negotiate Wisely

Visit in person and check for dampness, fittings, water supply, ventilation and parking. Compare the price with similar projects nearby and negotiate politely. A trusted advisor can guide you at any stage.
